Do you have a Historic Building that needs rehabilitation or safety upgrades?

Federal, state and local financial assistance is available to support rehabilitation of Historic Structures in Park City.

  • Federal Historic Building Rehabilitation Tax Credit – a 20% non-refundable federal income tax credit for the rehabilitation of historic buildings that are used as income-producing properties, including commercial, or residential rental use. To be eligible for this tax incentive, the following must be met: 
    1. The historic building must be listed in the National Register of Historic Places or be certified as contributing to the significance of a "registered historic district."
    2. The project must meet the "substantial rehabilitation test."
    3. The rehabilitation work must be done according to the Secretary of the Interior's Standards for Rehabilitation.
    4. After rehabilitation, the historic building must be depreciable, such as in a business, commercial or other income-producing use, for at least five years. Owner-occupied residential properties do not qualify for the federal rehabilitation tax credit.

  • Utah Historic Preservation Tax Credit – a 20% non-refundable state income tax credit for rehabilitation of historic buildings that are owner-occupied residences or residential rentals. Click on the link to see what work qualifies. To be eligible for this tax incentive, the following must be met:
    1. Qualified buildings listed on the National Register of Historic Places
    2. Project costs exceed $10,000
    3. The rehabilitation follows the Secretary of the Interior's Standards for Rehabilitation. For guidance on how to apply the Standards, see the Secretary of the Interior's Guidelines for Rehabilitation.
    4. The building is used for residential purposes going forward. In the case of residential rental properties, the State credit can sometimes be combined with the Federal credit, resulting in a 40% tax credit.

  • Park City’s Historic District Grant Program (see below)

The City provides a 50% matching grant for eligible work that may include but is not limited to:

  • Painting Exterior
  • Repairing/restoring/replacing windows
  • Repointing masonry
  • Restoring Historic retaining walls
  • Repairing or replacing roofs
  • Electrical updating
  • Upgrading mechanical systems
  • Reconstructing Historic porches
  • Restoring Historic features
  • Repairing or replacing Historic Structure foundations
  • Abating lead, asbestos or mold
  • Upgrading insulation
