5-Acre Site

The City owns what is known as the 5-Acre Site at the southwest corner of the Kearns Boulevard and Bonanza Drive intersection in the Bonanza Park neighborhood. On March 19, 2026, the City Council directed partner Brinshore Development to submit applications for Planning Commission review to redevelop the site with a mixed-use project, including:

  • 106 Residential Units, including 88 deed-restricted affordable Units
  • 32,581 Square Feet of Commercial Space
  • Community Green Space
  • Public Art Space
  • A Child Care Center
  • An Underground Parking Garage

On May 4 and 5, 2026, Brinshore Development submitted applications for Planning Commission review, including a Master Planned Development (PL-26-06914), Subdivision (PL-26-06920), Multi-Unit Dwelling and Frontage Protection Zone Conditional Use Permit (PL-26-06915), and Non-Profit Use Conditional Use Permit (PL-26-06917).

On June 24, 2026, the Planning Commission conducted a site visit and introductory work session for the proposed Five-Acre Site redevelopment (Packet, Item 5.A; Media).

On Wednesday July 8, 2026, the Planning Commission held a public hearing and reviewed the Housing Mitigation Plan and proposed Building Height exceptions (Packet, Item 5.A; Media).

The Planning Commission is scheduled to conduct public hearings on the project at 5:30 PM in Council Chambers:

  • Wednesday, August 12
  • Wednesday, August 26

Additional meetings may be scheduled at the discretion of the Planning Commission.
